Welcome to Nomad! Nomad is a Digital Property Management platform that puts the same tools used by Property Managers into your hands, so you can manage your property like a pro! On top of that, Nomad’s Guaranteed Rent and eviction coverage gives you peace of mind knowing your property is covered in the rare event a tenant defaults.
Your Responsibilities - Agent Led Showings
As an Owner utilizing Nomad’s Agent Led Showing option, there are several things that are your responsibility. We've broken them into this handy graphic for quick reference.- Providing access instructions for your property
- Licensed Real Estate Agents will meet your potential residents at the property and escort them during the showing. You'll need to provide access instructions to our team so they can access your property. The most common ways this is done are:
- Lockbox with a key inside hung at the property
- Smart lock with a code that can be shared with agents
- If you have a gate at your property, be sure you are also sharing your gate code with us.
- The agents who show the property are not Nomad employees, they are local real estate agents who show properties part time through our partner, Showdigs.
- Be sure that any alarms on your home are turned off during the showing period. We are unable to alert you ahead of a showing, alarms must be off to provide the best resident experience.
- Licensed Real Estate Agents will meet your potential residents at the property and escort them during the showing. You'll need to provide access instructions to our team so they can access your property. The most common ways this is done are:
- Visiting your property
- Nomad will never visit your property. Outside of showings, you are responsible for all actions that happen at or in your property.
- Our agent network can not perform tasks for you during the showing, you must visit the home or ask a friend to help if something needs to be done at the home.
- Creating and managing your listing
- Photos - either provide your own photos or purchase a professional photo package from one of our partners.
- Listing description - Nomad will help you get started on a description of your property. You should add detail to this by discussing the best elements of your property to draw in renters. Learn how to edit your listing in your portal.
- Watch this video to learn how to create and price a great listing that captures traffic quickly for your property!
- Managing Price
- You set your listing price. Nomad gives you tools to price yourself competitively, you are ultimately responsible for revising your price in response to the market. Learn more about pricing strategies.
- You should be revisiting your listing price at least weekly to be sure you are getting the traffic you expect. Our experience shows that you need 2-5 interested people per day, if you hope to lease quickly.
- Reviewing Showing Feedback
- After a showing is completed, the agent who conducted the showing will leave feedback about your property. This feedback will be in your portal. If there are questions the prospect would like answered, you are responsible for reaching out to them to answer these questions. Learn how to review your showing feedback here.
- You should also be using the showing feedback to rectify any issues at your home. If prospects have questions about your property, are reporting that things are in bad repair, or there are other issues at the home, you should fix them quickly to avoid increased vacancy.
- Sending a lease
- Once someone has applied and Nomad has confirmed their eligibility, you are responsible for drafting a lease using Nomad's Lease Generator. You will set the dates of the lease, the rental rate, and the security deposit amount, among other decisions. Learn how to generate and sign a lease here.
- Conducting the move in
- Once you have a fully executed lease, you will be responsible for performing the move in with the resident on move in day. Learn about your move in day options.
Nomad’s Responsibilities - Agent Led Showings
Nomad’s Digital Property Management platform performs a number of tasks for you that make it much easier to find a tenant and get them placed in your property. Nomad is responsible for:- Syndicating your listing
- Nomad will syndicate you to 30+ websites to give you the maximum exposure possible so we can help you find a great tenant quickly. Learn where Nomad syndicates your listing.
- Sending a scheduling link to interested parties
- When someone inquiries on your property, Nomad will automatically send them a link to schedule a tour at your home. We will reach out to them via phone, email, and text to try and get them to schedule a showing on your property. Generally, only 30% of inquiries will actually schedule a showing on your home, which is why its so important to price your home well to drive good inquiry traffic.
- Providing an application for your property
- Nomad provides an application so that we can screen your resident and Guarantee Rent on your property. Our application is hosted by Findigs. Learn more about how our thorough screening process helps prevent rental fraud.
- Sending an application link to completed showings.
- When someone completes a showing at your property, we will send them an application link so that they can take the next steps. If they begin that application, but do not finish it, we will also reach out to them to offer help on the application.
- Screening applications
- Nomad will receive and screen applications for your property according to our screening criteria. Nomad will follow up with applicants and acquire necessary documentation, as well as give applicants options to be able to qualify for our screening criteria. - Alert you of eligible applications
- When you have an eligible application, Nomad will alert you via text and email so that you can generate and send a lease to the applicants from the Nomad Portal.
- Provide you a lawyer vetted lease customized to your state
- Nomad’s lease is customized to your state’s laws and has been reviewed by an attorney. Find a draft of your state’s lease here.
- Nomad’s lease is written in such a way that you are also able to customize important parts of the lease to fit your personal needs. Learn more about generating a lease in your portal here.
- Collect Security Deposit when your lease is signed
- In order for a lease to be fully executed, the residents must pay their security deposit. This secures the lease. Learn more about Nomad’s Security Deposit process here.
- Alert you when the lease is fully executed
- Once the lease has been signed and the security deposit has been paid, Nomad will alert you so that you can begin the move-in process! Learn about your move in day options.
- Collect payment monthly
- Nomad will collect payment from your resident(s) monthly, and will follow up and post notice with residents who are delinquent on rent.
- Pay you monthly
- Once your lease has started, Nomad pays you monthly on the 5th of the month. Learn more about the payment process here.
- Provide you ongoing tools to manage the property
- Once you have a tenant in place, Nomad provides you with the same tools the pros use to manage your property. You’ll have access to our maintenance triage service, our network of repair professionals, access to rent advances, and Nomad’s Guaranteed Rent!
Team Support
You will be supported by our Onboarding Support Team until you have a signed lease and your resident has paid their security deposit. Our team has full coverage Monday-Friday from 9 am - 5 pm Mountain Time, and we have limited support outside of these hours.For the fastest answers to your questions, please use the search bar above to ask your question. This knowledge base has been created and curated for you to be able to self-serve as quickly as possible.
If you are unable to find your answer in the knowledge base, please submit a ticket in your portal by going to the “Help” section and selecting a “Marketing and Leasing” ticket type. Our team will respond to you quickly if it is during business hours.
Remember, Nomad is a Digital Property Management platform. Nomad is not your property manager or your real estate agent. We can support you in using the platform and all of its tools, and you make all of the decisions that happen at your property.
