A guide to getting started with Nomad for owners who have selected the DIY Showing option. Read on to learn about your responsibilities, Nomad's responsibilities, how our team can support you, and Next Steps in the process.

Welcome to Nomad! Nomad is a Digital Property Management platform that puts the same tools used by Property Managers into your hands, so you can manage your property like a pro! On top of that, Nomad’s Guaranteed Rent and eviction coverage gives you peace of mind knowing your property is covered in the rare event a tenant defaults.

Your Responsibilities - DIY Showings

As an Owner utilizing Nomad’s DIY Showing option, there are several things that are your responsibility. We've broken them into this handy graphic for quick reference.
  1. Visiting your property
    1. Nomad will never visit your property. You are responsible for all actions that happen at or in your property.
  2. Creating and managing your listing
    1. Photos - either provide your own photos or purchase a professional photo package from one of our partners. 
    2. Listing description - Nomad will help you get started on a description of your property. You should add detail to this by discussing the best elements of your property to draw in renters. Learn how to edit your listing in your portal.
    3. Watch this video to learn how to create and price a great listing that captures traffic quickly for your property!
  3. Managing Price
    1. You set your listing price. Nomad gives you tools to price yourself competitively, you are ultimately responsible for revising your price in response to the market. Learn more about pricing strategies.
    2. You should be revisiting your listing price at least weekly to be sure you are getting the traffic you expect. Our experience shows that you need 2-5 interested people per day, if you hope to lease quickly.
  4. Responding to Inquiries
    1. Nomad will share contact details of potential applicants with you. It is your job to reach out to them and offer to schedule a showing. All applicants should see the property before they apply. Learn how to find and manage inquiries in your portal
  5. Conducting showings
    1. As part of the DIY Showing option, you are responsible for scheduling and conducting showings at your property with the inquiries we send to you. Learn best practices for scheduling showings here. 
  6. Following up after showings
    1. You must follow up with the people who have seen your home and send them a link to apply.  You can get your unique application link in your portal, learn how here. 
  7. Sending a lease
    1. Once someone has applied and Nomad has confirmed their eligibility, you are responsible for drafting a lease using Nomad's Lease Generator. You will set the dates of the lease, the rental rate, and the security deposit amount, among other decisions. Learn how to generate and sign a lease here.
  8. Conducting the move in
    1. Once you  have a fully executed lease, you will be responsible for performing the move in with the resident on move in day. Learn about your move in day options.

Nomad’s Responsibilities - DIY Showings

Nomad’s Digital Property Management platform performs a number of tasks for you that make it much easier to find a tenant and get them placed in your property. Nomad is responsible for:
  1. Syndicating your listing
    1. Nomad will syndicate you to 30+ websites to give you the maximum exposure possible so we can help you find a great tenant quickly. Learn where Nomad syndicates your listing.
  2. Connecting you with inquiries
    1. When someone inquires about your property, Nomad will connect you with them so that you can begin the process of scheduling a showing with them. Learn how to find and manage inquiries in your portal.
  3. Providing an application for your property
    1. Nomad provides an application so that we can screen your resident and Guarantee Rent on your property. Our application is hosted by Findigs. Learn more about how our thorough screening process helps prevent rental fraud.
  4. Screening applications
    1. Nomad will receive and screen applications for your property according to our screening criteria. Nomad will follow up with applicants and acquire necessary documentation, as well as give applicants options to be able to qualify for our screening criteria.   5. Alert you of eligible applications
    1. When you have an eligible application, Nomad will alert you via text and email so that you can generate and send a lease to the applicants from the Nomad Portal.
  6. Provide you a lawyer vetted lease customized to your state
    1. Nomad’s lease is customized to your state’s laws and has been reviewed by an attorney. Find a draft of your state’s lease here. 
    2. Nomad’s lease is written in such a way that you are also able to customize important parts of the lease to fit your personal needs. Learn more about generating a lease in your portal here.
  7. Collect Security Deposit when your lease is signed
    1. In order for a lease to be fully executed, the residents must pay their security deposit. This secures the lease. Learn more about Nomad’s Security Deposit process here. 
  8. Alert you when the lease is fully executed
    1. Once the lease has been signed and the security deposit has been paid, Nomad will alert you so that you can begin the move-in process! Learn about your move in day options.
  9. Collect payment monthly
    1. Nomad will collect payment from your resident(s) monthly, and will follow up and post notice with residents who are delinquent on rent.
  10. Pay you monthly
    1. Once your lease has started, Nomad pays you monthly on the 5th of the month. Learn more about the payment process here. 
  11. Provide you ongoing tools to manage the property
    1. Once you have a tenant in place, Nomad provides you with the same tools the pros use to manage your property. You’ll have access to our maintenance triage service, our network of repair professionals, access to rent advances, and Nomad’s Guaranteed Rent!

Team Support

You will be supported by our Onboarding Support Team until you have a signed lease and your resident has paid their security deposit. Our team has full coverage Monday-Friday from 9 am - 5 pm Mountain Time, and we have limited support outside of these hours. 

For the fastest answers to your questions, please use the search bar above to ask your question. This knowledge base has been created and curated for you to be able to self-serve as quickly as possible. 

If you are unable to find your answer in the knowledge base, please submit a ticket in your portal by going to the “Help” section and selecting a “Marketing and Leasing” ticket type. Our team will respond to you quickly if it is during business hours. 

Remember, Nomad is a Digital Property Management platform. Nomad is not your property manager or your real estate agent. We can support you in using the platform and all of its tools, and you make all of the decisions that happen at your property.

Now that you know what Nomad is, what you are responsible for, and how to contact the team, here’s a quick run down of the process to find a tenant from start to finish:
  1. You build your listing, upload photos, and pay your non–refundable onboarding deposit
  2. Nomad syndicates your listing to 30+ of the best listing sites
  3. Nomad introduces you to potential residents
  4. You contact these potential residents and schedule a tour with them
  5. You send potential residents your unique application link after you’ve shown them the property
  6. Your potential residents complete their application
  7. Nomad screens their application and issues an eligibility decision
  8. You select an eligible applicant group, and generate and sign a lease
  9. Nomad’s systems send the lease to the applicants. They review, sign, and pay their security deposit.
  10. Nomad alerts you when the lease is signed, you make plans with the resident to facilitate their move in.
