A: Most landlords with 2 or fewer rental units are not required to accept housing vouchers, but we encourage all landlords to check local regulations to confirm that this is true in the area.
Q: Are there any fees associated with processing a voucher?
A: Nomad will retain your $99 listing deposit for services provided up until the point of processing the voucher. Otherwise, there are no fees associated with this process.
Q: Does Nomad accept Section 8/housing vouchers?
A: Nomad landlords have the option to accept housing voucher applicants, but Nomad is not equipped to facilitate the process on their behalf. Each voucher will be considered individually by the landlord of that particular property. Please inquire directly with the landlord of said property to clarify if they are willing and able to accept your voucher.
Nomad will conduct an initial application screen and provide that information to you upon completion. From there, the landlord will have the ability to process the voucher on their own or pass on that particular applicant and continue marketing. Nomad is unable to process all housing vouchers due to our unique relationship with the owners on our platform.
Q: Why doesn’t Nomad process vouchers?
A: Our unique relationship with owners oftentimes creates unnecessary challenges during the voucher approval process. Many housing authorities will not pay Nomad because of this, making us unable to guarantee their rent. Our new process is designed to create flexibility and enhance the customer experience.
Q: How long does it take to process a housing voucher?
A: Typically, a voucher can be fully processed in 1-2 weeks. However, certain things like failed inspections or incorrectly completed paperwork can cause delays.
Q: How does an owner process a housing voucher on their own?
A: If an owner decides to do so, Nomad will provide them with a rental assistance processing resource. This includes details about the process with helpful tips to keep things moving.
