What is Nomad's application process?

Step 1. Submit a rental application through Nomad's 3rd party provider, Boom. Find application links for all of our active properties here. Estimated completion time is 10-30 minutes per application.

Step 2. Once your application has been submitted in full, our team of experts will conduct a review to determine eligibility. We will work with you to collect supplemental information if needed and keep you up to date throughout the process. Estimated completion time is 0-3 business days.

Step 3. If/when you are deemed eligible, our team will notify the homeowner of the good news. Owners are responsible for selecting their next tenant amongst all eligible applicants at their property.

Step 4. Once the homeowner has made their selection, they will generate a lease directly through their Nomad portal, using a lawyer-vetted lease template. After signing said lease, the document will automatically be forwarded to all tenant(s) from the selected applicant group. Estimated completion time may vary depending on owner timeline.

Step 5. Applicants review and sign the lease at their convenience. Lessors hold the right to cancel an unsigned lease after 24 hours, but most will provide extra time upon request.

Step 6. Once a lease has been signed in full, the contract is considered fully executed. However, the security deposit must be paid by 11:59 PM on the second day after lease signing for the lease to remain valid. The property owner retains the right to void the agreement if funds are not received by that deadline.

Step 7. Owner and tenant coordinate move-in details directly. Nomad does facilitate this part of the process.

 Step 8. Ongoing maintenance requests are submitted through the Nomad portal and are surfaced to the owner for review/approval. While Nomad's portal serves as a platform for requests and repairs to be monitored, Nomad is not a property manager and therefore does not directly handle maintenance requests.
