What does the Property Protection Plan cover?

Accidents happen — and that’s why properties on Nomad can be backed by our Property Protection Plan, underwritten by Lloyd’s of London. This plan protects both owners and renters from unexpected damage or losses during a lease-term.

What’s Covered

The plan has four key parts that protect both the property owner and the renter — plus an add-on for malicious damage.


🏠 1. Property Damage (Owner Coverage)

If a renter accidentally damages the property — whether that’s a broken appliance or a damaged wall — the Property Protection Plan helps cover the cost to repair or replace it.

Coverage details:

  • Property (structure): up to $500,000

  • Contents (furniture, décor, etc.): up to $10,000

  • Per-item maximum: $5,000

  • Deductible: $3,500 per claim

Malicious damage (damage done intentionally by a renter) is also covered up to:

  • $15,000 per incident

  • $5,000 deductible

💡 Example: If a guest throws a party and damages your floors and walls, Nomad’s plan can help cover the repair costs after your deductible.


🧑‍💼 2. Owner Liability Coverage

If someone gets hurt or their belongings are damaged at your property — and you’re found legally responsible — this coverage helps protect you.

Coverage limits:

  • Up to $100,000 per incident

  • $5 million total per year

  • Includes up to $1,000 for medical payments (max $500 per person)

  • $5,000 deductible

💡 Example: A guest slips on a wet floor and needs medical attention — this coverage can help with those costs.


🧳 3. Renter’s Belongings

Guests’ personal items are protected while they stay at your property.

Coverage details:

  • Up to $10,000 total per unit

  • Up to $2,500 per item

  • $500 deductible

Not covered: cash, jewelry, fine art, collectibles, or any single item worth over $4,000.

💡 Example: If a guest’s suitcase or laptop is stolen from the home, this section helps reimburse them.


🙋‍♂️ 4. Renter’s Liability

If a renter accidentally causes damage to the property or to someone else, this helps cover the costs so the renter isn’t on the hook alone.

Coverage details:

  • Up to $100,000 in liability coverage

  • Up to $1,000 for medical payments (max $500 per person)

  • $2,500 deductible

💡 Example: If a guest overflows the bathtub and floods the ceiling below, this coverage helps pay for repairs.


What’s Not Covered

While the plan covers most common issues, there are some exclusions:

  • Normal wear and tear or gradual deterioration

  • Mold, rust, or pests

  • Bed bug infestations

  • Damage from war, terrorism, or pollution

  • Cyber or data-related losses

  • Health or disease-related incidents (like COVID-19)
