Q: What is Nomad? Is Nomad the property manager?

A: Nomad is a digital property management platform. Property owners post their property on Nomad, and Nomad provides tools to them to help them manage their property easier. Nomad helps by marketing the property, providing an application, screening tenants, providing a lease, and other tools and services.

Nomad is not the property manager. The owner of the property manages their property and makes all property level decisions.

Q: What is Nomad's pet policy?

A: Pet policies are set by the property owner. Please refer to the listing description of the property for specific details. Can’t find the listing? You can find all of our properties on our Listings Page.

Q: Are pet fees waived for ESA or Service Animals?

A: Pet fees, deposits, and pet rent are waived for Emotional Support Animals (ESAs) and Service Animals. The owner of the property may ask you for documentation to confirm your pet is an ESA or Service Animal.

Q: What fees are associated with renting?

A: General fees to rent a property are as follows:

  • Rent: Set by the property owner
  • Security Deposit: Set by the property owner in accordance with local law
  • Application fee: $40 per adult in most locations, or other fees as required by local law
  • Resident Benefits Package: $45/month - can be waived by the property owner only
  • Pet Fees: If applicable, refer to the property's listing description for specific details
  • Resident Chosen Fees: Some residents will have the ability to opt into Nomad offered products such as our Cosigner Alternative Fee or our Security Deposit Installment Plan. These fees will be disclosed to you during the application screening process, and are optional.
  • Other fees as needed: Some locations have other required fees that will be disclosed on the lease to you before signing these fees may include:
    • Transaction Privilege Tax or other taxes
    • Move in fees assessed by the property HOA
    • Other fees as required by the property owner

Q: What is the earliest I can move in?

A: The majority of Nomad properties are available for immediate move in. The owner of the property will make all decisions about lease start date.

Q: What is the latest I can move in?

A: The owner of the property will make all decisions about lease start date. Many owners will prioritize an earlier move in date when choosing a resident.

Q: Can I pay a deposit to hold the property if I am looking for a future move in date?

A: All leases must be secured by paying a security deposit. Nomad will not assess other fees to hold a property. The property owner will make all lease start date decisions.

Q: Does Nomad accept multiple applications for a property? How do I know if there are other applications?

A: Yes, Nomad will accept applications until a lease has been signed on a property. Please ask the owner of the property if there are other applications that have been received. They can view this information in their portal. Please note -- owners will give you the best information they can at the time of your asking. Applications may be in process that have not been submitted, and this information is not readily available.

Q: How do I submit my application?

A: There are several ways you can submit your application:

  1. Ask the owner for their unique application link. They can find this in their portal
  2. Find any email Nomad has sent you about the property. There will be an application link there.
  3. Apply using Nomad's Generic Application Link. Note that Nomad's application is hosted by Findigs. Follow these instructions:
    1. After clicking the link, search for the property address you are looking for and select it to apply.
    2. Can't find the property address? Submit an application to the "1 Nomad General Application" address and we will connect you to the correct property once we receive your application

Q: Does this property accept Section 8/Housing Vouchers?

A: Nomad accepts all forms of housing assistance. You will be required to supply all necessary information and have the property pass the housing authority's inspection before you can proceed with a lease.

Q: What utilities are included? What is the average cost of utilities?

A: Utility information can be found in the property's listing description. Nomad does not have records of utility costs at properties. The property owner may have records if you ask them.

Q: Can we paint?

A: All property level decisions are made by the property owner. Discuss this with them.

Q: What lease term is available?

A: Lease terms are negotiable. These decisions are made by the property owner.

Q: Who is responsible for yard maintenance?

A: Residents are responsible for yard maintenance unless otherwise agreed upon with the property owner.

Q: Will the property be cleaned before moving in?

A: All property level decisions are made by the owner. Please ask them if you would like the property cleaned before move in.
