What are my showing options with Nomad?

With Nomad, if you are priced competitively and have a professional listing, you will have renters inquire and want to tour your home in no time!

DIY Owner-led showings

  • Pros
    • You’re getting into a long-term relationship with the renter, it’s good to meet them and get comfortable. Especially if you have to choose between multiple applicants
    • Most Owners know their home best and are best able to show and sell what makes your rental home unique
    • Having an earlier relationship with the future renter can help you start things off on the right foot
    • Owner often gets to meet the inquiry and that helps in deciding who to send the lease to
  • Owner responsibilities:
    • Owner has to do some work to set up and complete the showing
  • Who
    • All sorts of Owners use this option - some do the showing themselves, some use a friend, some have an agent friend use the DIY tool, some provide the access info directly to the inquiry
  • How does it work?
    • Interested renters find your listing online and inquire
    • Owner receives that inquiry via email and also get their name and contact info in your Portal
    • Owner sets up and completes the showing themselves as they best see fit
    • That inquiry applies and Nomad does the screening

Resident-led showings with smart lockbox

  • Pros
    • Professionalism & expertise: Nomad professionals review your listing, handle all inquiries and tours, and encourage qualified renters to apply.
    • Save time: Owner does not have to manage renter inquiries or set up and complete showings
    • Availability: wide showing availability (mornings, nights, weekends) that’s not constrained by your schedule or that of an agent
    • Security: identity verification and pre-screening step before renter can enter the property
      • Access not given if self-reported credit score is too low or move-in date is too far away
  • Cons
    • It’s an unchaperoned tour which means there can be risk. While issues are very rare, they are possible.
  • Owner responsibilities
    • We recommend still making sure that your property is secure on a routine basis.
    • Nomad screens applicants and you decide who you want to send a lease to.
    • You will and should have some contact with the renter(s) who will live in your home. 
  • Who
    • Busy owners use this option because they don’t want to follow up with every inquiry or have to schedule and perform showings.
    • Owners who would like more professional assistance also use this option. 
  • How does it work?
    • When an Owner signs up with Nomad they are mailed a Self-guided lockbox for the Owner to enter a key and hang on the door of the rental property
    • Interested renters find the listing online and inquire
    • That inquiry verifies their identity and goes through pre-screening and selects a showing time that’s best for them
    • Nomad texts the inquiries to urges them to schedule a showing
    • That inquiry goes to the property at their selected time, receives their one-time code, gets the key from the lockbox, and completes their tour.
    • Inquiry receives a text to make sure that they locked up correctly
    • That inquiry applies and Nomad does the screening

Agent-led showings (only available in select markets)

  • Pros
    • Professionalism & expertise: Nomad professionals review your listing, handle all inquiries and tours, and encourage qualified renters to apply. A trained real estate professional shows your home
    • Save time: Owner does not have to manage renter inquiries or set up and complete showings
    • Peace of mind: that your property is secure
  • Cons
    • Hiring professional agents is more expensive
    • Tighter availability for showings based on agent availability, although we can often accommodate tour requests within 1 hour
  • Owner Responsibilities
    • Nomad screens applicants and you decide who you want to send a lease to. You will and should have some contact with the renter(s) who will live in your home.
  • Who
    • Busy owners use this option because they don’t want to follow up with every inquiry or have to schedule and perform showings. 
    • Owners who would like more professional assistance also use this option. 
  • How does it work?
    • Interested renters find your listing online and inquire
    • These inquiries will book a time slot through the listing where a local leasing agent will meet them at the property
    • Inquiry meets the agent at the property at a selected time, and the agent chaperones the tour.
    • That inquiry applies and Nomad does the screening
