Nomad Application Process - Applicants FAQ
Nomad has a thorough screening process that requires we verify your income, credit, identity, and background. Learn more about what we need here, and why.
Nomad's application is hosted by a third-party, Boom. As such, we have limited visibility into the application system and are limited in our ability to troubleshoot. Here are some common questions that come up in the application process:
Q: How do I get help if I'm having trouble with my application?
A: If you are having difficulty with the Boom application software, contact the Boom Support Team via their live chat feature by clicking "Support" in the upper right hand corner or by emailing hello@boompay.app.
Q: Do I need to link a bank account or payroll provider?
A: It is not a requirement that you link a bank account or payroll provider to proceed. Nomad does require that we are able to verify your income in order to issue an eligibility decision. You can bypass linking a bank account or payroll provider by uploading pdf documents like pay stubs or a bank account statement. Verification of income may take longer using the pdf upload function.
*PDF document uploads must contain all necessary information to validate monthly income. This includes payee name, payor name, and gross/net income amount. Documents will also be reviewed for validity. Preferred document submission types are paystubs, bank statements, and offer letters (tax returns may be acceptable based on filing date).
Q: Why does Nomad require a photo of my ID and a selfie?
A: Boom uses Plaid to verify identity. This is crucial as rental and identity fraud are on the rise. Boom requires that you verify your address, SSN, scan the front and back of your ID, and provide a selfie. This is done intentionally to verify that the person uploading this information is actually that person, and not someone else. The barcode on the back of the ID is run against a national database and has been very effective at catching fraud.
Q: What forms of ID are accepted?
A: Any government issued ID is acceptable for tenant screening. This includes Drivers License, Passport, State ID card, and Military ID.
Q: Does every adult need to fill out an application?
A: Yes, every adult who will be living in the home needs to complete an application so we can verify ID, income, credit, and background. Children do not need to complete applications.
Q: What is the application fee?
A: In most locations, the application fee is $40. Some locations require different application fees by law. Application fees may vary depending on your location's requirements.
Q: How long does it take to screen an application?
A: Application processing time can vary depending on various factors, such as the completeness of the initial application, the volume of applications being processed, and the promptness of the applicant in providing any additional required information or documentation. In many cases, applications can be processed on the same day if all necessary information is provided promptly. About 50% of applications receive a decision in less than 24 hours and 70% in less than 48 hours.
Q: How can I add a cosigner/guarantor to my application?
A: In your Boom portal on the home page, click the “Invite” Applicant and Cosigners button at the top left of the screen. This will prompt you to enter their email address and select their role- Guarantor or Applicant- to invite them to join your application.
Q: Does Nomad accept Housing Vouchers?
A: Nomad landlords have the option to accept housing voucher applicants, but Nomad is not equipped to facilitate the process on their behalf. Each voucher will be considered individually by the owner of your desired property. If you are serious, submit an application and we will review it and get it in front of the owner.
