# Leasing Fee vs Platform Fee

## This article will help clarify the difference between different fees that may be on your Earnings Statement once you have an active lease.

Here's how the two fees differ:

**Leasing Fee (one-time)** This is a flat fee for the leasing plan you picked when you signed up:

- **Resident-Led Tours:** $900 (self-guided showings with a smart lockbox)
- **Agent-Led Tours:** $1,500 (showings led by local, licensed agents)
- **DIY:** Free (you lead the showings yourself)

It's taken out of your first Guaranteed Rent payment, along with other one-time fees like showing fees or move-in incentives.

**Platform Fee (ongoing)** This is the cost of using [Nomad's technology platform](https://help.nomadlease.com/how-much-does-nomad-cost?hsLang=en). It covers Guaranteed Rent, maintenance triage, and the rest of your owner tools.

- **4% of monthly rent** if you pay upfront for the whole lease term
- **6% of monthly rent** if you pay monthly
- The minimum is $75 per month with either option.

NOTE: The $99 non-refundable onboarding fee is paid at sign up and will not appear on any of your Earning Statements
