Welcome to Nomad! Nomad is a Digital Property Management platform that puts the same tools used by Property Managers into your hands, so you can manage your property like a pro! On top of that, Nomad’s Guaranteed Rent and eviction coverage give you peace of mind knowing that your property is covered in the rare event a tenant defaults. Remember, Nomad is not your property manager or your real estate agent. We can support you in using our platform and all of its tools, but you make all of the decisions that happen at your property.
Your Responsibilities - Start at Screening
Nomad’s Start at Screening option is ideal for owners who already have a prospective renter ready to apply, or who already have their own rental listings and do not wish to utilize Nomad for marketing services. Owners who sign up for Nomad’s Start at Screening option have several responsibilities. We've broken them into this handy graphic for quick reference.
- Send your unique application link (found in your Nomad portal) to prospective renters.
- Generate and send a lease
- Once someone has applied and Nomad has confirmed their eligibility for Guaranteed Rent, you are responsible for drafting a lease using Nomad's lease generator. You will set the dates of the lease, the rental rate, and the security deposit amount, among other decisions. Learn how to generate and sign a lease here.
- Conducting the move in
- Once you have a fully executed lease, you will be responsible for performing the move-in with the resident on move-in day. Learn about your move in day options.
Nomad’s Responsibilities - Start at Screening
Nomad’s Digital Property Management platform performs a number of tasks for you that make it much easier to find a qualified tenant and get them placed in your property. Nomad is responsible for:
- Provide an application for your property
- Nomad provides an application so that we can screen your resident in order to determine eligibility for Guaranteed Rent. Our application is hosted by Boom. Learn more about how our thorough screening process helps prevent rental fraud.
- Screen applications
- Nomad will receive and screen applications for your property according to our screening criteria. Nomad will follow up with applicants to acquire necessary documentation, as well as provide applicants with all available options to qualify for our screening criteria. - Alert you of eligible applications
- When you have an eligible application, Nomad will alert you via text and email so that you can generate and send a lease to the applicants from the Nomad Portal.
- Provide you a lawyer vetted lease customized to your state
- Nomad’s lease is customized to your state’s laws and has been reviewed by an attorney. Find a draft of your state’s lease here.
- Nomad’s lease is written in such a way that you are also able to customize important parts of the lease to fit your personal needs. Learn more about generating a lease in your portal here.
- Collect Security Deposit when your lease is signed
- In order for a lease to be fully executed, the residents must pay their security deposit. Learn more about Nomad’s Security Deposit process here.
- Alert you when the lease is fully executed
- Once the lease has been signed and the security deposit has been paid, Nomad will alert you so that you can begin the move-in process! Learn about your move in day options.
- Collect payment monthly
- Nomad will collect payment from your resident(s) monthly, and will follow up and post notice with residents who are delinquent on rent.
- Pay you each month
- Once your lease has started, Nomad pays you monthly on the 5th of the month. Learn more about the payment process here.
- Provide you ongoing management tools
- Once you have a tenant in place, Nomad provides you with the same tools the pros use to manage your property. You’ll have access to our maintenance triage service, our network of repair professionals, access to rent advances, and Nomad’s Guaranteed Rent!
Team Support
You will be supported by our Onboarding Support Team until you have a signed lease and your resident has paid their security deposit. Our team has full coverage Monday-Friday from 9 am - 5 pm Mountain Time, and we have limited support outside of these hours.

What’s Next
Now that you know what Nomad is, what you are responsible for, and how to contact the team, here’s a quick run down of the process to find a tenant from start to finish:
- You send potential residents your unique application link (located in your Owner Portal)
- Your potential residents complete their application
- Nomad screens their application and issues an eligibility decision
- You select an eligible applicant group, and generate and sign a lease
- Nomad’s systems send the lease to the applicants. They review, sign, and pay their security deposit.
- Nomad alerts you when the lease is signed, you make plans with the resident to facilitate their move in.
