Nomad's DIY Showing option puts you in charge of the showings at your property. That means that you need to reach out to your inquiries after we put you in contact with them, so that you can schedule a showing with them.

Showing Scheduling Best Practices

When you've been introduced to a potential resident by Nomad (or found one on your own) you should keep these steps in mind:

1. Respond to the inquiry quickly. The faster you respond, the more likely the person will attend a showing at your property. Remember, you are selling your property -- respond quickly before they find another property that fits their needs.

2. Offer times that you can meet when you respond. You'll keep the process moving quickly, and the resident will know you are serious. Here's a suggested template you can modify for your needs:

"Hi Joe, thanks for your interest in my property. I'd be happy to show you the property, I'm available tomorrow at 4 pm, or the next day at noon. Would either of those times work for you? If not, please suggest some times that would work for your schedule. If you have any other questions, please let me know!"

3. Follow up if you don't hear back. Sometimes your email gets lost in the shuffle.A good to keep in mind is to follow up 3 times, through different means (phone, text, email), before you give up.

4. Exchange phone numbers once a showing is scheduled. There's nothing worse then being unable to reach someone to understand if they are still coming to your scheduled showing.

5. Send them a reminder the day before or the morning of the showing. Confirm the time you will be meeting, and ask them to confirm they will be there again. This will save each of you time and frustration.

During the Showing Best Practices

Once you've got a showing scheduled, follow these best practices to get the most out of your showing:

1. Make it clean! It goes without saying that your property will show best if it is clean and in good repair. Put your best foot forward so you don't waste anyone's time. Consider having it professionally cleaned before it goes on the market, and make any necessary repairs. These two things go a long way towards demonstrating that you are a landlord the resident's can trust.

2. Arrive 10-15 minutes early. This will give you time to do a walkthrough of the property and make sure its in good shape. Open the windows and air out the property if no one has been there recently. Clean up any spills, dirt, or other things that may have happened during a previous showing.

3. Make it bright! Turn on the lights, open the blinds, and do what you can to make the space seem open and inviting. 

4. Make sure it's comfortable. If you've been running the A/C higher than usual while the property is vacant, try to cool it down to a more normal temperature before the showing. People want to know that they'll be living in a comfortable space.

5. Give the tenants some space. When you meet them, introduce yourself and let them into the property, then give them some space to explore. They may want to discuss things privately, and visualize themselves in the home. Give them the space to do this while also being available for questions they may have.

Showing Follow Up Best Practices

1. Collect Feedback. After you've completed a showing, you should ask for feedback from the potential residents. What did they like? Was there anything they didn't like? Would they like to apply? If not, why not? This feedback is crucial to making sure your property fits the expectations of the market.
