Understanding Your Nomad 1099 Tax Documents

Why am I getting a 1099? What is a 1099?

Nomad is required by the IRS to report certain payments made to property owners.

    • If you received over $600 in gross rental income or other receipts during a calendar year, Nomad must report that income to the IRS.

    • The form you receive is a 1099-MISC, which is used to track income from non-employment-related activities, such as rental income.

    • The 1099 reports gross income, not your net payout.

Where can I find my 1099?

Nomad provides your 1099 electronically through a secure portal.

When and how you will receive it

    • You will receive an email on or before January 31.

    • The email will come from support.nomad@taxbandits.com.

    • The subject line will be similar to: "Nomad – has sent your 1099 form copy."

    • The email will prompt you to log into a secure portal using a one-time authentication code. You will need to consent to receive your form electronically. You will also need to verify your identity using the last four digits of your TIN.

    • Once logged in, you can view and download your 1099 at any time (you have lifetime access to this portal).

Requesting a mailed copy

If you prefer a paper copy, Nomad can mail your 1099 upon request. Please confirm your current mailing address when reaching out.

 

My 1099 looks high. Why doesn’t it match my owner statements?

This is a very common question!

    • 1099s report gross rental income, before fees or maintenance expenses.

    • Example: If your tenant's rent is $2,000 per month, your 1099 amount will be equal to $2,000 x 12 months = $24,000 

    • Your fees paid to Nomad (such as platform fees) are generally considered tax-deductible expenses. Speak with your tax advisor for more information.

 

How do I know what expenses I can deduct?

Nomad provides tools to help you understand your income and expenses, but tax treatment depends on your individual situation.

Understand your Nomad owner portal categories

    • See this document for a full breakdown of taxable income, tax-exempt income, and deductible expense categories. 

    • Use the Earnings tab in your owner portal to identify and add up deductible expenses. 

Request a cash flow statement

Upon request, Nomad can also provide a 12-month cash flow statement, which includes both income and expenses for the prior calendar year.

How to use it:

    • Look at the right-hand "Total" column.

    • Add up eligible income accounts (rent, pet rent, etc.)

      • This total should match your 1099 amount.

    • Add up eligible expense accounts (platform fees, leasing fees, etc.)

      • This total represents your potential tax-deductible expenses.

      • For guidance on deductions, always speak with your tax advisor.

 

What if I received a rent advance?

Rent advance funds are included on your 1099.

      • If you received advanced rent for future months during the calendar year, that amount is considered income for the year it was paid.

      • Example: If you received rent advances for 2026 rent during calendar year 2025, that income will be reported on your 2025 1099.

 

What if I haven't received my 1099?

If you haven't received your 1099 by January 31, here are a few steps to check:

  1. Check your spam or junk folder – The email comes from support.nomad@taxbandits.com, which some email providers may filter.
  2. Access the portal directly – access the portal directly here. You'll need to verify your identity using the last four digits of your TIN.
  3. Verify your email address – Make sure the email address on file with Nomad is current and correct.
  4. Still can't find it? – If you've checked all of the above and still don't see your 1099, reach back out to us and we'll help you get a copy.
